A homeowner called me about a puddle near his valve box. The puddle formed every time his system ran. He thought he needed a new valve and was ready to spend $60 plus labor. I drove over and opened the box. A single grain of sand held the diaphragm open. I cleaned the diaphragm with tap water and put the bonnet back together. The leak stopped. That took four minutes and cost zero dollars. I have fixed hundreds of leaking valves since then. Most leaks come from three root causes. You might have a dirty diaphragm. You might have a worn solenoid. Or you might have a cracked valve body from freezing. Each has a fix, and none needs a full valve swap. You only need that if the body is cracked.

Why is my sprinkler valve leaking water even when the system is off?

A valve that leaks when off has a bad diaphragm seal. The rubber diaphragm inside has a tiny weep hole. That hole lets pressure push the diaphragm closed against the seat. When debris stops that seal, water bleeds through to the zone pipes. The water then weeps at the lowest head.

I start by turning off the water at the main valve. Then I open the valve box. I take off the bonnet screws with a Phillips screwdriver and lift the bonnet off. I check the rubber diaphragm for dirt, tears, or warping. In nine out of ten cases, I find a grain of sand. I might find PVC shavings from the pipe install. Or I might find a small pebble stuck in the seal. I rinse the diaphragm under running water. Then I wipe the valve seat clean with a lint-free cloth. I put the bonnet back on and tighten the screws in a cross pattern. This gives even pressure across the diaphragm. If the diaphragm feels brittle or has a crack, I replace it for $8 to $12. That costs much less than a whole valve. I also check the flow control stem on top of the bonnet. A stem that will not turn means the valve was over-tightened. How do I stop water from leaking around the valve solenoid?

I start by tightening the solenoid cap an eighth turn by hand. Solenoid caps loosen over years of heat cycles. A snug-up often seals the O-ring with no new parts needed.

Water leaking from the solenoid means a bad O-ring or a cracked housing. The solenoid is the cylinder with two wires on top. The O-ring sits between the solenoid tube and the bonnet. It compresses to keep water from escaping up through the solenoid cavity. I take the solenoid off by turning it counterclockwise by hand. I check the black rubber O-ring for cracks. I replace a bad one with a new part. It costs $2 to $4 from any store. I put a thin coat of silicone lube on the new O-ring. Then I hand-tighten the solenoid back on. The lube stops the O-ring from twisting during install. If the solenoid housing is cracked, I replace the whole part for $10 to $15. I do not try to seal cracks with tape or epoxy. Epoxy on plastic housings fails within weeks. The housing flexes under pressure, and the crack opens up. I test the seal by running the zone from the controller. I watch for water around the threads. What causes a valve to leak only when the system is running?

A valve that leaks only while running has too much water pressure. The bonnet seam or solenoid leaks while the zone is on. Home valves are rated for 80 to 100 PSI. Higher pressure forces water past the seals. Those seals are made for lower pressure.

I check for pressure leaks with a gauge on a nearby spigot. I read the pressure while the system runs. If the gauge reads above 80 PSI, the seals lift up. Water then escapes around the bonnet gasket or O-ring. I put a pressure regulator on the main supply line. A 40-to-60 PSI regulator costs $25 to $40. It stops pressure leaks on all downstream valves. If pressure is normal but the leak stays, the gasket may be worn. Years of heat cycling can crush it for good. It no longer makes a tight seal. I swap the bonnet gasket for $5 to $8. I take off the screws and lift the bonnet. I swap the old gasket for a new one. Then I put it back with even torque. I also check the valve body for tiny cracks that only open under pressure. I dry the valve body well and run the zone. I feel for moisture along the side seams and bottom threads. If I find a crack, I replace the whole valve body for $15 to $25. I do not try plastic weld repairs. They fail under repeated pressure. Cracks form most at the threaded inlet and outlet ports. Can I repair a cracked valve body or should I replace it?

I always replace a cracked valve body. Plastic welding and epoxy cannot handle the pressure cycles of irrigation above 40 PSI. A repair will fail within 6 to 12 months. That leads to a repeat service call and potential water damage in the valve box.

The swap takes about 30 minutes. I shut off the main water supply. I relieve pressure by opening a bleed screw on any valve. I cut the PVC pipe 6 inches above the cracked valve. I also cut 6 inches below it. I use a ratcheting PVC cutter for this. I dry-fit the new valve body with slip couplings and a short pipe section. I make sure the flow arrow points the right way. The arrow is on the side of the body. I put purple primer on the pipe ends and inside the couplings. I follow with solvent cement. I insert the pipe with a quarter turn to spread the cement. I let the cement cure for 30 minutes. Then I turn the water back on. I test the new valve by running the zone for a full cycle. I look for weep leaks at every glued joint. I put the new valve on a gravel bed inside the box. This stops future cracking from ground movement. I add pea gravel to the bottom of the box.
